CITY OF NEDERLAND
ZONING BOARD OF APPEALS MINUTES

1. MEETING

   The meeting was held January 23, 2007, at the City of Nederland D. Bob Henson Office Building, 1903 Atlanta Avenue, Nederland, Texas and was called to order at 5:00 p.m. by Chairman Guy Barlow.

   MEMBERS PRESENT:	Guy Barlow, Barney Green, Bill Cummins, and Kenneth Whigham
   MEMBERS ABSENT:	Mickey Fenn
   CITY STAFF PRESENT:	Rod Hatch, Chief Building Official and Beth Merren, Inspections Department Secretary
   OTHERS PRESENT:	Ms. Gwen Mouton

2. APPROVAL OF MINUTES

   A motion was made by Barney Green and seconded by Kenneth Whigham to approve the minutes of the January 9, 2007 meeting. All voted aye.

3. VARIANCES

   Gwen Mouton, owner of the property located at 2012 Helena Avenue, described as Lot 1, Block 3, Cottage Groves 2nd Addition, requested a 25.17'variance to the 100' lot depth requirement and a 1'3" variance to the 10' rear yard requirement to build a retail commercial facility. A portion of the property which fronts Helena Avenue, with a depth of 74.83' and a width of 89.77', will have a legal description to be determined after the completion of the replat. After a full discussion a motion was made by Kenneth Whigham and seconded by Barney Green to approve the variance. All voted aye.

4. COMMUNICATIONS

   None

5. ADJOURN

   There being no other business a motion was made by Bill Cummins and seconded by Kenneth Whigham to adjourn the meeting at 5:15 p.m. All voted aye.
